Foundation work is complete, and all new mechanicals are being installed. Insulation, electrical, plumbing, and HVAC are underway that exceed the most current and efficient codes of the City of Durham.
This home will offer the look and feel of its “old bones circa 1910 stature”, but will be complemented with the most current building materials and technologies. This is basically a n “old home, new construction”, that will blend seamlessly with its vintage neighbors. A redesigned master suite will feature its own direct vent fireplace, walk in closet, and spa like retreat. A cast iron claw-foot slipper tub will sit next to its large glass enclosed shower. Other bath features include a 60 inch dual bowled vanity, and private commode area.
A redesigned state of the art kitchen will feature a 36 inch gas range, wide apron farm sink and a premium stainless steel appliance package with solid surface counter tops. Flowing freely into a generous sized dining room, the kitchen will offer a Peninsula server that will accommodate bar stool seating. The work on our Mangum Street remodel is moving along! The house was lifted from its foundation and now rests on temporary supports while we work to build a new modern foundation. Since a foundation is what will bear the entire weight of a home, the foundation needs to be constructed on good, solid ground. In many of the older 100+ year homes, foundation footings were non existent as well as some other various structural aspects. On our current Mangum street project, the foundation failed resulting in portions of the foundation settling more than others. The result is uneven floors dipping from room to room. This homes foundation is engineered to the most current industry standards and will stand the test of time.
Many areas in Durham, NC have a combination of foundation issues. Some were built on soils that were soft and unstable, and some just weren’t engineered well enough to withstand the weight for decades. These and other factors can all lead to a failure of the old foundation, such as with our Mangum St project that we are currently rebuilding. The foundation repair begins by getting the house weight off the current foundation. Our crew starts by building a temporary support system under the home. They then use a hydraulic jack to inch the house up little by little until it is well above the old foundation. Take a look at the galleries below and see the house lift progress. Each corner of the home is slowly raised and supported in a process that takes an entire day. The end result is the house raised and supported by steel I-beams, floating about a foot above it’s old foundation. The next step for this whole house remodel will be for our foundation experts to rebuild an entirely new, modern foundation to set this house on.
Demolition and foundation repair has begun on North Mangum St in Durham! The property was built in the early 1900’s, when there were few regulations regarding construction, and was built without foundation footers. A footer is integral to supporting your home and is what carries the weight of the structure. We will be removing the old foundation and bringing it up to modern building codes. The pictures below show where the brick foundation wall has buckled and failed. While we’re in the process of rebuilding this foundation, we will take advantage of the situation and expand the rear of this diamond in the rough adding an additional 10 feet to the rear of the house.
With such a great location and some very unique features, this neglected house is in need of serious work from the foundation up. This house has some great original features such as the beautiful windows, hardwood flooring and the wrap around front porch, so our goal is bring out the best in this ugly duckling. As with many homes in the Durham area, this one has foundation issues along with a kitchen and bathrooms in need of modern updates. We’ll be working to bring this house up to date with some big changes to the kitchen and layout adjustments to open up the areas.
